Raritan Valley Community College is offering to sell a 3,600 square foot circa 1900 residential building on a best offer basis it receives by August 15th, 2008.  The successful purchaser must remove, at its own cost, the building from its current location at 74 Lamington Road, Branchburg NJ 08876 within 90 days of closing.

Authority
The College Board of Trustees has determined that this particular building which it acquired in 1980 is no longer viable for current and future programming activities. The organization’s charter and other governing law permits the College to dispose of its assets after a majority vote of Board members. The Board has directed the College’s Vice President Finance and Facilities to sell the building.

Description of Building
This approximately 3,600 square foot residential house sits on Block 3 Lot 18, comprising 12.83 acres, in the North Branch section of Branchburg in Somerset County New Jersey. Records in the Branchburg Tax Assessors office show that most of the building was constructed circa 1900 while some portions reportedly date back to circa 1750 and 1800. This building is viewed as “historically significant” by the local Historic Preservation Commission.

The structure is two-story, heavy timber framed with an attic and partial basement. The exterior siding is white vinyl with black trim. The gable roof has wood shingles on furring strips nailed to timber rafters and is supported on exterior walls. The basement walls are rubble stone and the floor is concrete slab on grade. Two separate stairways connect the first and second floors.

The first floor contains the following primary rooms with approximate dimensions indicated in feet :
. Living room – 17 X 32
. Side room – 9 X 11
. Dining room – 16 X 17
. Kitchen – 9 X 25
. Side laundry room – 7 X 22
. Den/library with fireplace – 12 X 21
. Two half baths – 5 X 8

The second floor contains the following:
. Bedrooms – 16 X 21; 13 X 16; 10 X 16; 16 X 16
. Three full baths – 5 X 7; 6 X 9; 6 X 10

Concept of Sale
The College wishes to sell the building only, on an as is basis. The raw land is necessary for the College’s potential future development. Prospective purchasers would be required to move the building to another site at their own expense within 90 days of closing. It is understood that all risk of potential damage and other liability would be borne by the purchaser and the purchaser’s contractors once such a move is undertaken.

The College will act in its own behalf, without any broker representation. Best offers will be entertained for a 90-day period.

The purchaser will be required to obtain all necessary permits, licenses, permission, approvals and certificates from the Township of Branchburg and all other governmental agencies and entities necessary in order to remove the building from the site and transport it to another location. The purchaser will also be required to arrange for all the necessary police, fire, safety and street, road and highway approvals to transport the building to the new site. In addition, the purchaser will be required to ensure that the site is left in a safe condition after removal and all building codes, safety codes and other similar codes are satisfied. The purchaser will also be required to maintain public liability insurance naming Raritan Valley Community College as an additional insured and to indemnity and hold the College harmless from any and all claims related to the removal and transportation of the building.
